Lending value

The bank estimates the value of a property that it receives as collateral for a mortgage (real estate collateral). This value is called the enfeoffment value or lending value. Based on this value, the required own funds and the first and second mortgage are calculated. If the purchase price exceeds the enfeoffment value, the difference must also be contributed as equity (not from the pension fund).
